DSCR and fix and flip loans in Gilbert, AZ
Gilbert has a high share of owner-occupied homes by Census estimates, and when a house sits inside an HOA, the association's rules can shape the plan as much as the lender's. I'm Dan Friel, a mortgage broker with Barrett Financial Group. I compare DSCR and fix and flip loans from wholesale lenders for Gilbert properties.
I’m licensed in 11 states. Outside them, I’ll connect you with a Barrett loan officer licensed in your state.
Can I use a DSCR or fix and flip loan in Gilbert?
A DSCR loan in Gilbert can qualify a rental on the rent the appraiser supports instead of your tax returns. A fix and flip loan can cover a Gilbert purchase plus rehab when the scope, budget and after-repair value hold up. Lender rules and property eligibility vary from file to file, so I check both first.
Gilbert facts that shape an investment deal
Gilbert is mostly owner-occupied. Census QuickFacts shows an owner-occupied housing unit rate of 73.1% for 2020 to 2024, with median gross rent of $2,110 (U.S. Census Bureau QuickFacts: Gilbert town). Fewer rentals can mean fewer close rent comparables in some neighborhoods, so the appraiser may reach into nearby subdivisions for them. Expect the rent schedule to lean on homes that match yours in size and age.
Gilbert is in Maricopa County. State law requires every residential rental to be registered with the assessor of the county where it sits, and an owner who lives outside Arizona must name an in-state statutory agent (A.R.S. 33-1902). The Maricopa County Assessor takes that registration online and explains that a home rented to non-family tenants is classed 4.2, which does not qualify for the State Aid to Education Tax Credit.
Water is a fair question on any new build in the Phoenix area. The Arizona Department of Water Resources lists the Town of Gilbert as a designated provider with an assured water supply in the Phoenix Active Management Area, in its list dated March 13, 2026. ADWR adds that a new development needs a written commitment of service from the provider to use that designation (ADWR: List of Designated Providers). If you are buying a lot or a new build to rent, ask the builder for that commitment.
Arizona cities and towns cannot ban short-term rentals, but state law lets them require a local permit or license, an emergency contact and notice to neighbors (A.R.S. 9-500.39). The statute covers towns the same way it covers cities. Confirm the Town of Gilbert's current requirements and your HOA's rules before you count on nightly income.
Gilbert DSCR loans and HOA homes
If a Gilbert rental sits inside an HOA, the association can matter as much as the lender. Dues go into the monthly housing cost the lender sets against rent, and some associations limit leasing or short stays. Read the CC&Rs and get the dues in writing before you write an offer.
The rent figure comes from the appraiser's rent schedule, a separate form that estimates what the home would lease for. Some lenders will also consider an existing lease. They differ on reserves, credit, entity vesting and how they treat a home with a pool or a casita, so I line up the programs that fit the property before you apply.
What a Gilbert flip lender wants to see
Whatever the scope, light cosmetic work or a full gut, rehab lenders review the same core items.
- Purchase price and the contract, including any HOA resale disclosures.
- Rehab budget with bids, plus HOA architectural approval for exterior changes like paint colors, roofing or landscaping.
- After-repair value from sold homes the appraiser considers comparable.
- Experience on past projects and the contractor you plan to use.
- Exit plan: list it for sale, or refinance into a DSCR loan and rent it.
HOA design review runs on its own calendar. If the exterior scope needs association sign-off, request it early so a draw inspection is not waiting on a committee meeting.
When holding beats selling in Gilbert
A flip that would sell below your target can still work as a rental if the rent covers the housing cost. Run both paths before you buy. The DSCR calculator gives a first read on the rental side, and I can walk you through how lenders handle a refinance after a rehab.
Bring these to our first Gilbert conversation
- The address, listing or contract
- HOA name, dues and any leasing rules
- Your rehab scope and bids, or the current lease
- How you will hold title
- Statements showing funds for closing and reserves

Gilbert investor loan questions
Do Gilbert HOAs affect a DSCR loan?
They can. Dues count in the monthly housing cost the lender compares with rent, and association rules can limit leasing or short-term stays. Get the CC&Rs and current dues before you commit.
Does a Gilbert rental have to be registered?
Arizona law requires residential rentals to be registered with the assessor of the county where the property sits. For Gilbert, that is the Maricopa County Assessor, which offers online registration.
Can a fix and flip loan pay for HOA-required exterior work?
Rehab budgets can include exterior items when the lender accepts the scope and bids. Getting HOA approval is still on you, and the work usually has to be finished and inspected before that draw is released.
Who actually makes the loan?
A wholesale lender does. I'm a broker at Barrett Financial Group, so my job is comparing programs and managing the file. The lender underwrites, closes and funds it.
