Send me the Loan Estimate or the pre-approval letter you already have. If a lender turned you down, send the denial reason too. An agent can forward the same documents for a buyer who needs another look.

What you get back the same day

You get a plain-language read in writing. I'll tell you whether the file can be saved, what it takes, and how long it should take. You can keep it or forward it to your agent.

What it costs

Nothing. There is no charge for the second opinion, and I won't pull credit until you decide to apply.

When the answer is "your lender did fine"

I'll say so. If the pre-approval is solid or the quote makes sense for your file, you get that answer in writing. The point is clarity before you sign.
