USDA home loans in Arizona

Start with the property address
Use the official USDA eligibility map and choose Single Family Housing Guaranteed. Search the full street address. A city name, ZIP code or rural-looking setting is not enough to establish eligibility, and the map is not a final loan approval.

Three things to check before house hunting
- Location and use: The home must be in an eligible area and serve as your primary residence.
- Household income: Eligibility considers household income, which can include income from adults who are not applying for the loan. The applicable limit depends on the area and household size, with program deductions and exclusions considered.
- Ability to repay: The lender also reviews the borrowers' qualifying income, credit and obligations. Passing the household-income check does not establish the payment you can afford.
USDA updated its income limits in July 2026. Use the agency's current income eligibility tool instead of a dollar figure from an older article.
Plan for closing costs, too
A purchase without a down payment can still involve closing costs, prepaid taxes and insurance. USDA Guaranteed loans also have an upfront guarantee fee and an annual fee. Ask how each cost will be paid and what will be included in your monthly payment.
When comparing quotes, look at the cash needed at closing and the ongoing payment together. A low advertised upfront cost alone does not tell you which loan fits your plans.
Questions to ask about a rural property
- How are water and wastewater handled?
- Is access by a public road, private road or easement?
- Does the property include extra acreage, outbuildings or a manufactured home?
- Are repairs needed, and when would you need to move?
Bring these details early so the lender can review the property requirements. None of these features, by itself, establishes approval or denial.
What if USDA is not a fit?
We can compare FHA, conventional or, for eligible borrowers, VA financing. A rural address does not mean USDA is the only option.
