Eligibility is the first step
A Certificate of Eligibility, or COE, confirms eligibility for the VA benefit based on your service. It is not a loan approval. The lender also reviews credit, income, occupancy and other requirements. Eligibility rules differ for veterans, current service members, Guard and Reserve members, and surviving spouses.

Do I need a down payment?
A VA purchase loan may allow a purchase without one. Your available entitlement and the home's appraised value affect that answer. If you have used the benefit before, review remaining or restored entitlement before assuming the next purchase works the same way.
If the appraisal comes in below the agreed price, discuss your options before committing additional cash. These can include negotiating the price, requesting a supported reconsideration of value or paying a difference. Read VA's entitlement and loan-limit explanation.
What costs should I plan for?
VA loans do not require monthly mortgage insurance, but a VA funding fee may apply. Some borrowers qualify for an exemption. We should confirm your status before closing rather than assume the fee applies or is waived.
Review lender charges, appraisal and title costs, taxes, insurance and any funding fee in the Loan Estimate. Seller credits may help if negotiated. On a VA purchase, the funding fee can be financed; ordinary closing costs cannot simply be added to the loan balance.

Can I use my VA benefit again?
The benefit is not limited to a first home. If you still own a home financed with VA, bring the current mortgage details and your plans for that property. We can review remaining entitlement and whether restoration applies before you make another offer.
Buying in Arizona or planning a relocation
VA purchase financing is for a home you intend to occupy. Tell me about your move timing, deployment or other occupancy questions early so the applicable requirements can be reviewed.
